

How often can we use our beach shack?
You can use your beach shack whenever you wish, up to a
maximum of 90 days each year of your choice. You will need to advise the Resort Manager
well in advance, especially if you plan to use your beach shack during peak
holiday periods, although on most occasions the Manager will be able to
accommodate your needs. You cannot live permanently within the resort.
Will it cost me anything to stay?
You will be required to pay $100 per week or part thereof to the Resort
Manager, as well as pay for your beach shack’s cleaning and linen.
Must we purchase the furniture package provided?
Yes, because the Resort’s high standards require a consistent quality of
furniture in all beach shacks.
What deposit is required?
Your deposit will be 10% of the purchase price, and can be paid for either
by cheque, Deposit Bond or Bank

When is settlement?
1. Will take place 21 days from finance approval, the
balance of the purchase price is payable at the time of settlement if you choose a resale onsite settlement.
2. If you purchase a property from a future stage then settlement will occur 21 days are titles are issued.
What are our choices?
You can select a off plan or resale two bedroom beach shack or two
bedroom townhouse. There are also Disability Access beach shacks included in
each stage of the resort.
How can we be sure we get what has been promised?
Your sales contract is comprehensive and is designed to ensure that the
Developer builds in accordance with the plans and specifications included in
your contract. The Waroona Shire Council has approved the plans.
Who is the developer of Footprints?
Rapley Wilkinson developed Stages 1 and 2 Foorprints, Rapley Wilkinson is WA’s most experienced
resort builder. Its major resort contracts include Cable Beach Club and
Rendezvous Sanctuary in Broome, and the stunning new Seashells Resort in
Mandurah.
How does the management of Footprints at Preston Beach work?
The developer appointed RDP Hotels and Resorts to manage the resort.
Through an agreement with the strata company, only RDP will be able
to offer management services from the premises and they will own the
reception, restaurant and caretaker’s home. They will offer you a management
service and you can elect to appoint them. The property will operate as a
normal resort and guests will not be aware that the shacks are individually
owned.
Accommodation bookings will be spread evenly throughout the resort to
ensure that each owner has a similar level of income, having regard for the
varying amounts of use by the owners themselves.
The Manager will report to
you monthly regarding the bookings for your specific beach shack and the
costs associated with each booking (i.e. cleaning, linen, etc) and other
regular expenses (i.e. monthly electricity, promotional expenses and
maintenance).
What are the management fees?
14.5% of revenue and operational expenses, plus GST.
What are the rents likely to be?
RDP has published a set of rates for the various sized shacks and
townhouses each year and these will vary

How much do I receive when my beach
shack is booked?
Your contract will set out the operating costs that will be deducted from
your rental income. As a general guide, you can expect these expenses to
account for approximately 50% of
your revenue.
Can I get someone else to manage my
beach shack?
Certainly. However, we strongly recommend you RDP Resorts as they have the resources to manage cleaning and maintenance issues more
effectively. If you should have a disagreement with the Manager you can
cancel their appointment on 90 day’s notice and make alternative
arrangements. If a majority of owners are dissatisfied with the Manager,
then the Strata Company has the right to force
the Manager to sell the Management Rights to a new party.
Are the expenses relating to our investment tax deductible?
If you allow your beach shack to be let then you are likely to be entitled
to a range of tax deductions. These tax deductions can be quite substantial
and include interest paid on your
loan, rates and taxes, operating
expenses, strata levies and depreciation. We can assist you to work out the
tax benefits
of your investment; however we stress that further advice
should be sought from your accountant. Professional tax structuring of your
investment can help meet a considerable portion of the cost of owning a
beach shack.
Is there a refurbishment fund?
The strata levies include $500 per beach shack per annum, which will be set
aside into a refurbishment fund. This can be utilised by the strata company
for refurbishing, repainting, etc.
How does the Strata Company operate and what levies do we pay?
The Strata Company is controlled by each of the beach shack owners and
ensures that the property is properly maintained by the Manager on its
behalf. An AGM will be held each year, at which owners have the opportunity
to discuss issues relating to the resort. Strata levies are payable
quarterly and are budgeted at $70 pw for a one bedroom beach shack and $56
pw for a two bedroom townhouse. The levies cover pools, garden and external
maintenance, water consumption, pest control, caretaker’s fees, strata
management fees and all insurances.
What are the fees for use of the pools and tennis courts?
None, as your strata fees cover the maintenance of pools and other
facilities.
Can we sell our beach shack whenever we wish?
Your beach shack has its own freehold strata title, so you can sell it at
any time using a real estate agent of your choice. You will however need to
advise the Manager that you intend to sell and provide them with details of
the purchaser once the beach shack has been sold.
How much can we expect to borrow against the security of the beach shack
alone?
Some financiers view holiday accommodation like Footprints as commercial
properties and will lend less than they would on a residential property. We
can put you in touch with bank lenders who will lend up to 70% of the beach
shack price to approved customers.

No pets are allowed.
